When to refinish
If your existing hardwood is structurally solid but scratched, dull, or dated, refinishing sands away the wear and applies a fresh finish — often at a fraction of replacement cost. Solid hardwood can typically be refinished several times over its life.

When to install new
- Floors are engineered/thin and can't be sanded again

Humidity matters here. Engineered wood is often the smart choice for South Florida because it handles moisture swings better than solid hardwood, and proper acclimation and subfloor prep are essential either way.
